Fern Villa, Sale

This site is located in the north-west of Sale and is characterised with a large number of Victorian semi-detached properties. The external brickwork and stone lintels and sills being were in pristine condition and as a result, the house proudly presents itself as a positive contributor to the street scene. The clients approached us to assess the scope for a single storey rear extension that would provide an open plan kitchen, living and dining area with an adjoining garage which was to replace the existing detached outbuilding.

Scope of Work

  • Site visit with measured survey of existing period semi-detached house in Sale.

What we established on undertaking a measured survey was that there was a significant half meter level change between the rear existing open plan kitchen and the external garden level. As local architects who have worked on properties of this size and period previously, we saw an opportunity to embrace the differences in floor heights with the kitchen and breakfast table at existing ground level and the proposed single storey extension accommodating the formal dining table and lounge seating.

Having higher existing floor levels can create challenges for the planning permission as the scale of the proposed extension often results in a greater mass and subsequently more resistance from neighbours and the planning department. We resolved this concern by creating a series of stepped pitched roofs to break down the building mass and pulled the new lounge back from the neighbouring boundary. As the existing garage outbuilding was large in scale, the proposal has to accommodate sufficient storage space for ground level utility units, car and bike storage as well as a mezzanine deck for additional boxed storage. We utilised the roof forms to extend the ridge line to a height that matched the neighbouring outbuilding. This justification was approved by planning officers at Trafford.

Observing the consistent building typology of the period Victorian properties, it was established that the proposal should be deliberately contrasting to the existing house in a bid to be honest about the modern architectural intervention and it’s period in time. The clients warmed to the use of timber slatted cladding as the warm colour compliments the existing multi-tonal red brick. The internal tiled floor finish is continued externally into the patio creating a flow between inside and out. A similar relationship occurs internally with the oak herringbone floor of the kitchen leading down to a series of wide steps in the extension.

A three panel aluminium bifold opens aligns with a long conservation rooflight, both of which are centred over the dining table. A new opening on original back wall of the house forms a bench seated breakfast table that overlooks into the vaulted extension. Ensuring compliance with building control, a frameless toughened laminated balustrade provides fall protection whist offering transparency between the existing and new parts of the house.
