Scope of Work

  • Measured survey of existing period house in Altrincham’s Devisdale Conservation area.

This adds an element of complexity given the restrictions Trafford council impose upon altering the street scene and proposals for extensions need to be sensitively designed to compliment the host property. The client had modest expectations for simply creating a modern open plan kitchen, living and dining area and in most scenarios on this size of plot, we would be able to offer the route of Permitted Development whereby extensions can be built without the need for planning permission. However, within the Conservation Area these rights are removed and as a result we proposed a design for a single storey extension which was approved by Trafford planning department.

The garden to the rear drops in level and as a result we saw an opportunity to improve the connection to the terrace by lowering the internal level of the rear extension. This change in levels creates a step between the  kitchen and living / dining space, giving the space character and a sense of division within the open plan.

One of the key aspects of the client’s brief was to take consideration of the existing formal dining room which was in the existing part of the house adjacent to the kitchen. In order to minimise views being impeded whilst maintaining functionality of the extension, we proposed for the brickwork recesses to the rear of the extension which would provide articulation to the rear elevation and allow from improved views of the garden from the formal dining room. These recesses are to be later occupied by feature planting / ornamental trees to create framing for the extension which begins to bring the garden closer. This was also the intent for keeping and extending parts of the curved garden terrace whereby it can, over time, be occupied by planters, garden furniture and offer a connection between inside and out.

Two sets of aluminium crittal style bifolds offer wide views of the garden and terrace which, with it’s south facing orientation also allows for multiple directions of air flow for cooling. This was also a consideration when oversailing the roof and creating the internal vault, to allow a greater volume that feels both generous in size but modest and cosy at the same time. Rather than vaulting the ceiling to a point in the ceiling, we saw an opportunity to introduce a rooflight that would be the pinnacle of this roof design. Locating the rooflight deeper in the plan allows light to filter deeper in to the floorplan towards the kitchen. This required cranked steel beams to form the vault and we assisted with coordination with the structural engineers and building contractors to ensure the setting out was correct for the size of rooflight and roof pitch.

The clients trusted us as architects to lead on the design that would be appear as a sensitive addition to the property externally, but would have it’s own contemporary character internally. We ensured the homeowner has the option for a space that could be adapted with moving their furnishings as required with the principals of the design maintained regardless of what sofas and tables arrived in the future. With a limited number of these unique properties in Altrincham, we were keen to ensure we added value by offering a design that was affordable to build but would give a return in terms of design quality.
